Once you enter the gates to Pepper Sprout Ranch you’ll be secluded from the rest of the world. Relax by the pool. Or try to catch a fish 🎣 in the pond. Enjoy time around the rustic creek side fire pit making s’mores. You have private entry and use of the unit. The building was originally used as an office but we have converted to a unique livable rental unit. We have taken a empty building and converted it into a affordable place for folks to come experience SW Oklahoma. There are 2 other rentals at the ranch. If you need another spot for guests just message us. CHECK IN: 3pm CHECK OUT: 11am Sometimes we can arrange an early or later time. Ask us and we will sure give it a shot. ***If you or any guest is over 6ft tall there are areas of the unit you may need to duck to enter such has the front door.*** ALSO, There is a ladder that must be climbed to get to sleeping loft with no standing room. ** **The Pool opens MEMORIAL DAY and closes LABOR DAY** •The kitchenette has the following •tiny sink •mini fridge •microwave •toaster •toaster oven •kreurig coffee maker with coffee pods, sugar, and creamer supplied •single stove burner • The bathroom with a full size shower with shampoo and soap supplied along with towels/wash cloths. •The Living Room has a full size sleeper sofa that can sleep 2 additional guest. Please book for 4 guest total. Pull out mattress replaced. 04/2022 There is a TV with ROKU. Netflix and Amazon Video are ready for your use. There is no cable television at the ranch. The WiFi and cell service can be sketchy out here in the country. Guest may not be able to operate multiple devices on our WiFi at one time. There is a split unit in the downstairs for cooling/heating the tiny house. There is an additional AC unit in the loft for when it gets crazy hot here in Oklahoma. We have also provided some small fans for added comfort if needed. The sleeping loft has a double mattress on the floor. The loft is for sleeping/rest only. There is not room to stand. There is a wall AC unit in the loft also. It is accessed by climbing a ladder. 1 small breed pet is allowed with a $25 fee. We do ask that pets be on a leash at all times on the property. The ranch is a venue with 3 listings for guests to stay. All the outdoor amenities are shared. We do book private events where certain amenities will not be available during certain times. But we will always make sure guests know. Most private parties last 3-6hrs. We are often at the ranch daily with events and projects. We love interacting with guests but try to give space. You may also see our staff and kiddos around doing chores etc. Don’t hesitate to let them know if you need anything at all. Clint and I are always just a text or call away. You may also come in contact with our farm dogs Murphy (brown)and Belle (gray/white Aussie) both are very friendly. The ranch is 4 miles east of Elgin that sets right off of I-44. Medicine Park and the Wichita Mountain Wildlife Refuge are 18 miles away with many opportunities to explore and discover Southwestern Oklahoma. You will need your own vehicle to get around. Rental cars are available in Lawton. Elgin is the nearest town(4 miles away) with grocery shopping, dining, and pharmacy. The Tiny House has low doorways and ceilings. The sleeping loft is just that.... a sleeping loft. There is not room to stand up. The loft is accessed by a ladder up through a small opening. This is in the country. We have had the properties professional sprayed 2x a year. And we spray occasionally, however, bugs/spiders to happen. We can not guarantee you will not see one of these. The loft does NOT have a rail/guard to prevent falls. We do not suggest for children to play or sleep in the loft. There are multiple areas of water on the property. Please be careful and act responsibly. We do have outdoor cameras on the property for our guests safety. There are 3 total rental properties at the 32acre ranch. The outdoor amenities are shared among the rentals.
